DSCR Loan Questions
DSCR stands for Debt Service Coverage Ratio. Instead of qualifying you on your personal income and tax returns, we look at the property's rental income vs. its monthly debt obligation. A DSCR of 1.0 means rent covers the mortgage payment. We typically want 1.0 or higher, with better rates for higher ratios.
Our minimum credit score for DSCR rental loans is 680. There are no income tax return requirements—just the property's cash flow and your creditworthiness.
DSCR rental loans do have prepayment penalty options that can be chosen from 1–5 years. The penalty structure is determined at closing and reflected in your rate. Longer prepayment periods often correspond with better rates.
Double Close Questions
A double close is two simultaneous or back-to-back transactions: you buy from a seller (A→B) and immediately sell to an end buyer (B→C). Investors use it to protect their profit margin while avoiding an assignment of contract.
No credit pull is required for transactional double close funding. Since the funds are typically in and out within the same day, we're primarily concerned with the confirmed B→C closing—not your personal credit profile.
